Property Effects


The following effects apply to works to be undertaken in combined drainage areas. In the stormwater soakage areas, effects will be limited to works undertaken around downpipes which presently connect to gully traps.


Effects of the works

On any given property which is to have works undertaken, Clear Harbour Alliance will:


  • Build a new, separated public drainage system.
  • Install new pipes to connect your property to the public system.

There are a number of methods we can employ to undertake the works, depending on things such as topography and the location of buildings and services.

We will try to minimise inconvenience by keeping owners and occupiers informed and by using the least disruptive construction method where possible (e.g. trenchless drilling).

Impacts on individual properties will vary, but may include:


  • Temporary disruption to access e.g. while a driveway or footpath is dug up or reinstated;
  • Temporary dismantling of fences to allow access for machinery;
  • Disturbance of gardens, trees and lawns.

If you are planning work on your property such as subdivision or major landscaping, let us know. It may be possible to arrange our timing in order to minimise the disruption to you.


Reinstatement

Once the work is completed, we will reinstate your property to at least the same standard as before the work. You will be asked to sign a “restoration certificate” at the completion of works i.e. within a few weeks of the work finishing. The restoration certificate confirms that the upgrade has been completed on your property and that your property has been reinstated.


It is important to understand that the reinstatement of properties will be to at least the same standard as before the works. However, in some instances this may take time, for example:


  • New concrete (e.g. for driveway reinstatement) may be a slightly different colour until it ages to blend with the existing.
  • You may need to water any new lawn or planting to ensure they grow.

It is also important to be aware that much of our reinstatement work is weather dependent e.g. laying topsoil, sowing grass seed and laying concrete.  This may mean a delay in undertaking the reinstatement work on your property until the weather and ground conditions improve.


There will be a 12 month “defects and maintenance” period after works are finished on your property when we will be available to remedy any reasonable defects that are a result of our works or reinstatement. At the end of the 12 month period, the property owner(s) will then return to being responsible for all maintenance and associated costs for any pipes that connect the property to the public system. Metrowater and Auckland City Council will be responsible for maintenance and associated costs for all public water, stormwater and wastewater infrastructure.
